Smart lighting in older and rented homes

Why the wiring behind the switch matters, and the options when it doesn't suit smart switches.

Smart lighting usually means replacing light switches with keypads or smart dimmers. In many UK homes, especially older ones, what's behind the switch decides which option works.

The neutral wire and the back box

Many smart switches need a neutral wire at the switch. In a lot of UK homes the neutral stops at the ceiling rose and never reaches the switch. The metal or plastic box behind the switch matters too: the Lutron keypads we fit need a square back box at least 35 mm deep, and Lutron recommends 47 mm.

That's why we ask for photos of a switch on the video call, and sometimes visit before giving a fixed price.

When the switches don't suit

  • A dimmer or relay fitted at the light itself, with a keypad or remote where the old switch was.
  • Smart switches designed to work without a neutral. These need enough load to work well, and very low-wattage LED bulbs can flicker or glow faintly on them.
  • Plug-in lamp dimmers, with no change to the wiring at all.

Renting, or a listed home

If you rent, plug-in lamp dimmers and battery remotes give you scenes and one-touch control without changing anything you'd have to put back. In a listed building, works that affect its character need consent, so surface-fixed and plug-in options are often the better route.

When it's electrical work

In England, replacing a switch on an existing circuit isn't notifiable, though it must still meet the wiring regulations. A new circuit, a new consumer unit or any change near a bath or shower is notifiable under the Building Regulations, and is carried out and certified by a registered electrician. Wales also treats some kitchen work as notifiable. We'll tell you which applies before you agree a price.
