Holiday lets and rentals
Fewer lockouts. Fewer surprises.
For hosts, landlords and managing agents. We set up access, heating and alerts around your bookings and tenancies, check permissions and privacy rules for each property, and can look after the system once it's running.

Sound familiar?
Guests keep losing keys or calling to be let in.
Locks that take time-limited codes, set for each stay where the lock supports it, with a manual way in if the batteries or internet fail.
Still heating an empty rental?
Heating drops to a vacant setting between stays or tenancies, and comes back up before the next arrival.
I don't know something's wrong until it's expensive.
Leak, cold and humidity alerts that go to the right person, with an agreed plan for who acts on them.
I've no single view of my properties.
One summary of access, temperature, device health and flagged issues across your properties, where the devices allow it.
I'm worried about parties.
Noise-level alerts and clear house rules. Noise sensors measure how loud it is. They don't record what's said.

Permission and privacy first
Before fitting anything we check who owns the property, who has agreed to the work, what the tenancy allows and the booking platform's rules. We don't fit cameras inside lets, and noise sensors record nothing.
Who it's for
Holiday-let hosts
Guest access, heating left on, check-in problems and party worries.
Landlords and letting agents
Locked-out tenants, empty properties and avoidable maintenance calls.
Second-home owners
A property that's empty for weeks and might not be ready when you arrive.
Portfolio and serviced accommodation managers
Several homes and no single view of how they're doing.
What we'll ask you
Permission and the alert plan matter most for property. We agree both before anything is fitted.
- Which devices and brands are already installed? So we can reuse working equipment and spot compatibility limits.
- Which voice assistant, app or phone do you prefer? It decides how you'll control everything day to day.
- Who else needs to control the home?So nothing depends on a single phone or account.
- What must still work without the internet? So there's a safe manual way to do it.
- What's the budget now, and maybe later? So we can plan in stages and you don't buy things too early.
- Who owns the property and can agree to the work?It sets what we can fit, monitor and change.
- Who gets the alerts, and who acts on them?An alert nobody acts on doesn't help.
Questions people ask
What happens if the internet goes down?
Lights, locks and heating keep a manual way to use them, such as a switch, a key or the controls on the wall. Before handover we test what keeps working without the internet, and tell you.
Do you put cameras inside holiday lets?
No. For noise we use sensors that measure how loud it is without recording what's said. Before fitting anything we check the booking platform's rules and the privacy duties for the property.
Can guests and tenants use it without an app?
Yes. We set up codes, switches and simple controls that work without anyone downloading anything, and keep owner and guest access separate.
Do you need permission to fit devices in a rental?
Yes. We check who owns the property, what the tenancy allows and who has agreed to the work before fitting anything. Tenants have a right to privacy in their home, so we keep monitoring to what's needed, such as leak and temperature alerts.
